Construction Manager - San Jose, CA

An exciting opportunity for a Construction Manager has opened up in San Jose, California with OTAK CPM! This role requires a diligent professional who is committed to teamwork, possesses a demonstrated understanding of project management and can successfully collaborate as a leader. The ideal candidate will have excellent time management, can prioritize multiple projects concurrently and work in a fast-paced environment.

OTAK CPM serves as an independent advocate for the owner. Our all-inclusive work allows clients to focus on their own priorities, while we take care of the rest. Being familiar with everyone from engineers to manufacturers, we keep the project aligned, in-sync and running smoothly. As an additional set of eyes and ears between the design team and builders, we successfully manage our client's budget, scope, and time.

What you'll do:

  • Provide capital construction management as part of a hybrid client-consultant Project Management Office at a global research & development (R&D) campus in San Jose, California.
  • Oversee timely processing and comprehensive review of construction communication (RFI, Submittals, Change Order Requests) within structured workflows.
  • Perform site observation visits and prepare reporting that documents project progression, with photo/video verification, construction standard quality and safety plan adherence. This includes documenting potential delays, collaborating to help mitigate impacts, and reviewing with the client team.
  • Review reporting from General Contractor for completeness, quality assurance, and conformance to procedures--be available to collaborate with field trades to address site issues / concerns.
  • Assist the PM in ensuring all permits are procured and the applicant is following all jurisdictional requirements. Participate in team value engineering efforts and oversee their execution.
  • Oversee special inspection contracts/reporting and commissioning process to ensure start up and training is completed with end uses prior to substantial completion.

What you'll bring:

  • Bachelor's Degree in Planning, Architecture, Engineering, Construction Management, or related areas; professional registration / certification is highly preferred.
  • Minimum of 5 years' experience as a project or team manager.
  • Minimum of 5 years' experience in engineering and/or construction for office and/or research laboratory buildings.
  • Excellent communication, organization, and leadership skills with the ability to engage technical and non-technical groups in a fast-paced environment.
  • Possess a high-level understanding of commercial and industrial architecture/engineering, with familiarity of electrical and mechanical systems relating to office and R&D facilities.

Must be fully vaccinated for COVID-19 including 2 doses of a 2-dose series or 1 dose of a 1-dose series plus 14 days beyond the final dose prior to start date.
