4 Ways to Maintain Your Roof

4 Ways to Maintain Your Roof
Posted By: Kara Masterson on December 13, 2021

A perfect roof withstands heat, snow, and hail while at the same time protecting the structure from rainwater leaks or pests who might like to make a home in the attic. Your roof should theoretically last for a long time, but even the best roof experiences daily weather changes in temperature, constant battering from the elements, and damage of some kind from the debris that may land on it when the winds are particularly strong. As a result, over time your roof gets weathered, shingles wear out or get ripped up, and even leaking happens eventually. Roof maintenance can be an expensive and frustrating problem, especially after it’s allowed to grow worse with neglect. Neglected leaks can harbor mold and hanging shingles can experience massive structural damages. Eventually, holes can be worn into the roof allowing for animals to get in to make nests in the attic. The extent of your roof damage is acknowledged when an expensive roof replacement is the only option.

Roof maintenance lowers expensive repair charges and stimulates its longevity. Therefore, you should familiarize yourself with the roof frequently to identify damages as soon as they happen or even prevent them from happening.

Roof Inspection

You should conduct a thorough roof assessment to determine the materials that were used during construction or previous repairs, the age of the roof, any recent repairs that may have been done, and the reasons behind those repairs - repeated repairs of the same thing may indicate a larger problem that needs a more in-depth repair. You must also determine whether the roof as a whole has been replaced before or not. With this information, you can keep track of the history of your roof, and have the information readily on hand should you end up requiring more professional help.

Any repeated problems could be symptomatic issues your roof has had in the past could be the reason behind any present and future problems, which will be much easier to predict and circumvent. You can also establish how the past repairs turned out to make better maintenance decisions and evade an expensive roof repair for as long as possible. Noticing the roof age and the condition leading to it can influence the repair decision if further damage occurs.

Clearing Debris

Your roof carries a lot of debris including snow, hail, screaming winds, and even leaves and branches. The roof cannot fight the damaging elements because of the debris overload. Therefore, you should clear away the waste frequently to enable the roof to safeguard you uninterruptedly for an extended period. The debris clogs the gutters to disrupt drainage and cause leaks and rusting. Clogging also jeopardizes the gutters because they are unfastened by the overflowing water and strain.

Moss Removal

Moss grows in humid climates and hard areas. Your roof may slowly be damaged by moss, therefore, damaging its complexion and integrity. Moss infiltrates under the shingles to get more shade then blossoms to remove the unit. Therefore, rainwater enters, developing leaks and damaging your decking. The pushed-up shingles can easily be carried away by the wind. Moss growth easily eats asphalt shingles, therefore, speeding up your roof breakdown.

Roof Insulation and Ventilation

A perfectly ventilated and insulated roof does not accumulate moisture that easily causes rotting. Your attic should be regularly inspected to ensure the right insulation is done. Ventilation is an essential area you must be aware of because the attic does not sustain humidity.

Proper roof maintenance and evaluation should be done by a contractor. A nice contractor relationship entails them knowing your roof details for more in-depth and knowledgeable advice during maintenance. Proper roof maintenance protects you from unnecessary repairs and replacements.
